DESCRIPTION
This compact home is a Nest for Life.
It features an open living/dining/kitchen area, two bedrooms, two baths plus a loft and multiple decks. The Nest provides a lifetime of flexibility for our modern lives.
Vaulted ceilings, large windows and 8' tall sliding doors ground the open living and dining area continuing to a large deck to enlarge your living area, capture the views, and bring the outdoors in.
The double door entry and kitchen sport 8' high wood ceilings with an open beam system. Open to the entry deck and living area, the kitchen is flexible with customizable storage, room for an island and a tucked away laundry/pantry.
The first floor bedroom with en-suite bath and walk-in closet is fully accessible. The second floor features a loft open to the living area with access to the view deck and the second bathroom. The second private bedroom is accessed off the stair landing, tucked under the sloping gable roof. Skylights bring in additional light and can open to vent summer heat.
Outdoor decks expand the living areas. The covered entry deck provides for outdoor dining and a BBQ next to the kitchen. An 8' x 9' view deck above is open to all and large enough for a cozy seating group for watching sunsets or vistas.
This small home plan works well for small families, working from home, a vacation or second home or aging in place. Two distinct separate bedroom and bath areas provide for home sharing as well.
DESIGN STRATEGIES TO MAXIMIZE VALUE
The basic house shape is compact, with 2×6 exterior wall construction to provide a strong stable shell. (This home is good candidate for SIP construction, too) The "west" wall includes an additional framed 2x4 wall for plumbing and electrical service to allow the exterior wall to fully insulate the space. All the plumbing fixtures are aligned to this wall with the HWH stashed in the mech space above, providing a straightforward plumbing installation. The extra depth provides for nice deep window sills and gives flexibility to recessing the fridge and other fixtures.
The kitchen has been designed to accommodate the IKEA cabinet system for less expensive creative storage solutions.
