Design modifications to the Construction Plan Set may range from minor (moving windows, reverse plan) to significant modifications such as additional rooms or a garage addition. Twistoff Design can assist you in the development and documentation of those adjustments. Just contact us for a free quote. Your builder or a design professional (architect or engineer) may also assist you and provide modifications to the plan set, once purchased. Please note the state of Nevada requires Nevada state architects to create the construction plans.
Your design professional may modify the PDF files or print a reproducible set on which to make adjustments.
Fitting the home plan to your site
Twistoff Design construction plans are originally designed to meet the building codes for a specific date and location. Because conditions and regulations vary region to region, your local building official will be able to give guidance on compliance with their current state building and energy code requirements as well as any area specific requirements (ex. seismic or wind). Your local design professional can complete the information to fit your plan to your site. Twistoff Design construction plan sets are delivered with general engineering notes - to be confirmed by your local engineer for compliance.
We strongly recommended you contact the local building department to verify specific plan submittal requirements prior to purchasing any plan.

Each executed purchase includes the Terms & Conditions for purchased services and products only.
The terms “we”, “us” or “our” shall refer to Twistoff Design LLC. The terms “you”, “your”, “user” or “Purchaser” shall refer to any individual or entity who accepts this Agreement, has access to your account or uses the Services/ Products.
We may make changes to the materials contained on its website at any time without notice. The data on the ILSH website may include errors or omissions, including technical, typographical, or photographic errors. Please contact TD if you identify any errors and omissions on the website or in the home plan documentation. TD reserves the right to correct errors and omissions, including but not limited to pricing; information and technical content; and software issues.
TD has not reviewed all of the sites linked to its website and is not responsible for the content of any such linked site. The inclusion of any link does not imply endorsement by TD of the site. Use of any such linked website is at the user’s own risk.
PURCHASED PLAN SETS AND LICENSE
All plan set sales are final: no refunds, returns, or exchanges once payment is electronically processed & purchased files are delivered.
Home Plan Study Set
This plan set solely serves to assist you in determining the feasibility of constructing the house plan chosen. It doesn’t include a license for construction. You agree to not remove any copyright notice from the drawings, redraw the set for any reason or use it for construction purposes.
Construction Plan Set with License for Use
Construction Plan Set files accompanied by a license are allowed to be used for construction purposes. Restrictions follow that apply to the license granted by TD:
You may build a home from the Construction Plan Set and any modifications made to it, one time only in one location. You may not remove the TD copyright or redraw the set or any portion of it for further use beyond construction of the one home. Any modifications you make to the set render it a “version” of the existing design. You may not build additional homes, modified or not, unless you contact us to purchase additional licenses. The license is a grant of one use, not title to the materials.
The ILSH plans were designed based on current IRC building codes w/regional amendments & regulations at the time they were produced. Purchaser agrees to review the plans with a local design professional for building codes, regulations & constructability on your site before starting construction. Additional drawings and/or revisions may be required based on that review. You are granted use of the set under your license with the explicit understanding that you’ll comply with all current national building codes, local building & zoning requirements and any other law, regulation or amendments that apply to your site. Engineering or Architectural stamps/seals are not included on the plans but may be required by the local authority having jurisdiction. Material or building components called out by TD may not suit your location. Prior to construction, Purchaser agrees to verify all materials, dimensions & overall design for compliance with site-specific issues & regulatory requirements. TD reserves the right to correct errors in the home plan documentation including but not limited to pricing, information & technical content. This license shall automatically terminate if you violate any of the above restrictions.
The materials on ILSH website site and Construction Plan Sets are provided “as is”. TD makes no warranties, expressed or implied, and hereby disclaims and negates all other warranties, including without limitation, implied warranties or conditions of merchantability, fitness for a particular purpose, or non-infringement of intellectual property or other violation of rights. Further, TD does not warrant or make any representations concerning the accuracy, likely results, or reliability of the use of the materials on its website or otherwise relating to such materials or on any sites linked to this site.
In no event shall TD be liable for any damages (including, without limitation, damages for loss of data or profit, or due to business interruption) arising out of the use or inability to use the materials on ILSH website. Because some jurisdictions do not allow limitations on implied warranties, or limitations of liability for consequential or incidental damages, these limitations may not apply to you. TD limit of liability shall not exceed the purchase price of the plan sold.
The Purchaser assumes all responsibility for any modification made to the plans and agrees not to hold TD liable for any problems resulting from the construction, installation or use of projects produced using plans purchased from TD.
Any claim relating to ILSH website shall be governed by the laws of the State of Washington without regard to its conflict of law provisions.
